Annual Meeting – Unit Owners Only

Evo’s Annual meeting is approaching. March 27, 2018 at 7:00 PM in the 240 Lounge.

A total of 162 ballots are necessary to meet quorum requirements.

Without quorum, the meeting cannot be held and must be adjourned to a later date, causing additional expense.

South Park Bike Ride

South Park BID is organizing a bike ride around South Park to meet your neighbors!.

  • Saturday March 10, 2018 at 11 AM
  • Ride will last approximately 1 hour, with stops.
  • Group will meet for brunch at PRANK after the ride.

1120 South Grand Ave Construction Updates

Crews will be working Saturday March 3, 2018, during normal Saturday hours, 8 AM – 3:30 PM. In addition, water damage control teams will be on site all night every night from Friday March 2 through Sunday March 4. Water control teams need to be onsite during rains to mitigate any potential water damage. The man lift will be operated only as necessary.

QR Codes

You may have noticed the QR codes in the bulletins in the elevator. You may scan these using a QR reader app on your phone, which will automatically link you to the appropriate website for that item. Google Goggles on Android will read QR codes. Wallet app in iPhone has built in QR reader.

Meet the Candidates for the open seat on the Board of Directors, Thursday March 8, 2018 at 7 PM in the 240 Lounge. The candidates will be present to answer questions. Wine and cheese will be served!
Please return your completed ballot as soon as possible.

The Board of Directors will meet in a short Open Session on Thursday February 22, 2018 at 6:30 PM to confirm appointments of vacant seats on the Board. This is the only open session item on the agenda. The Board will meet in closed Executive Session afterwards to discuss third party contracts.

The Lifestyle Enhancement Committee is looking for volunteers. Lifestyle Enhancement Committee meets periodically to discuss issues important to the community, plans and hosts social events, and makes recommendations to the Board. This is an excellent opportunity to get involved in your community. Please contact management if you are interested.

South Park BID provides valuable community services in South Park district.
•Graffiti promptly removed clean team. Be sure to report any graffiti immediately.
•Safety team responds to all safety issues in community – often faster than local police.
•Escort service provided within district – a safety officer will walk anyone to their car, home, etc. on request.

The management office will be closed on Monday February 19, 2018, in observance of Presidents Day. It will reopen the following day.

The homelessness and poverty committee of the Los Angeles City Council will be meeting Wednesday February 21, 2018 at 3:00 PM at City Hall, Room 1010. 200 N Spring St, Los Angeles, CA 90012.

An emergency repair of the crane at the site will take place on Sunday, February 18, 2018 at 8 AM to replace a cable. Work will take place at the top of the crane and is expected to be completed by approximately 2 PM. Due to the height of most of the activity, noise is not expected from this activity.

The Board of Directors has appointed Evo homeowners Kevin Sharkey and Dave Henry to complete the term for two seats left vacant on the Board of Directors. Dave’s term is one year and Kevin Sharkey’s will only serve until the annual election scheduled for Tuesday March 27th, 2018. Kevin is also a candidate in upcoming HOA election, along with Pat Barrett.

Please be sure to keep all pets on a leash at all times while in the common areas, including all exterior areas as well as common corridors. This is required by Evo’s Rules and Regulations and necessary to ensure the safety of all Evo residents as well as pets.

Smoking is prohibited in all common areas, including 240 Lounge and pool deck. Discarding cigarette butts or any other item over the side of the building is hazardous and can result in a $1,000 fine, per Evo enforcement policy.

Parking Garage Deep Cleaning

Cleaning of the Parking Garage will take place February 5 – February 8, 2018. Cleaning hours are from 8:00 AM – 4:30 PM.

Please note: this will be a Deep Cleaning that is only performed annually. Please move your vehicle from your parking space on the appropriate day so your parking space can be deep cleaned.

Annual Election

Evo’s Annual Meeting is scheduled to take place on March 27, 2018. This year, only one Board of Director’s seat is up for reelection. Serving on the Board of Directors is an excellent opportunity to get involved and contribute to your community. As a friendly reminder, the deadline to register as a candidate is January 31, 2018, which is fast approaching.

If you would like to submit your candidacy for the open seat on the Board of Directors, you may use the Candidate Questionnaire form, which was recently sent to all homeowners, to register.

Garage Repair + Evo Server Outage

Waterproofing Work on Garage Ramp

On January 17-18, 2018, Evo facilities staff will be doing waterproofing repair on the ramp between Levels P1 and P2 in the Evo parking garage. Beginning at 9 AM on January 17, 2018, only one lane on the ramp will remain open to traffic. One lane will be repaired on January 17 and the other lane on January 18. We expect to be able to open both sides of the ramp at 9 AM on January 19, 2018.


During this period, please exercise extreme caution when using the ramp to travel between levels P1 and P2. Traffic will be traveling in both directions using the single open lane.


Evo Server Outage

On Saturday January 20, 2018, maintenance will take place on all servers serving Evo Homeowners Association. Work will commence at 10 PM and will last approximately four hours. During this time, the Vivo Portal as well as the Evo website at will not be available.


Front desk computer terminals will also be offline. The front desk staff will be operating from printed backup lists in order to assist guests and residents.  During this time, staff will not have access to email. Please call the front desk for all requests; do not send emails.
