Power Shutoffs in All Residential Units & Window Washing Update

POWER SHUTOFFS IN ALL RESIDENTIAL UNITS

The installation of new sub-metering system that will allow the Association to bill back electricity based on actual consumption to each unit is underway. In order to connect equipment to each unit’s electrical system, the project now requires power shutoff on each floor during one day from 10:00 AM – 2:00 PM.  Please review below schedule.  Power will be restored each day as soon as work is completed, which may be before 2:00 PM.

Every effort will be made to restore power as soon as possible.

During power shutoff hours, residential units on affected floor won’t have electricity, including interruption of internet services. If you refrain from opening the refrigerator door, temperature inside the refrigerator should not fluctuate. We recommend charging your electronic devices in advance.  Also, shut down computers without a backup power source before the power is interrupted.

The fire life safety systems will continue to operate during power shut off. Lights in common area corridors will remain operational and elevators will continue to function normally. If necessary, amenities on the rooftop level will be available during each power shut off.

WINDOW CLEANING UPDATES

Washing all exterior windows and balcony glass is underway, scheduled to end on Friday, May 4th, 2018. Work hours shall be between 8:00 AM and 5:00 PM, Monday through Friday. The drop schedule is below. Workers will be utilizing the swing stage along the outside of the building.

Please be mindful of the following:

  • You may want to close your window coverings for privacy
  • For some units, not all windows may be cleaned on the same day due to the configuration of the building exterior.
  • Due to wet conditions, please exercise caution when walking around the building’s perimeter. Signs will be posted in the areas where work is taking place.
  • Please keep all windows and sliding doors closed when window cleaning is in your area.
  • Please be sure to remove all items or furniture from balconies that you may not want to get wet. Staff will not move any items on any balcony.

Balcony/Patio – Glass & Exterior Panels
For units with balconies and patios, cleaning of balcony glass and exterior surfaces (excluding floor) is also included with this service at no additional charge. Balcony cleaning is scheduled to take place April 25 to May 4.  The schedule will be available by April 6.

WINDOW WASHING UPDATE

Window washing is already underway. Currently, crews are working on the west side of the building. Please refer to the full schedule attached to this message for details.

Cleaning of balcony glass is available at no cost upon request. If you wish to have your balcony glass cleaned, please contact Eduardo Campillo at ecampillo@actionlife.com or 213-741-2703.  The deadline to confirm balcony cleaning is Monday, April 2nd.

 

ANNUAL MEETING RESULTS

Congratulations to Kevin Sharkey, who was elected to a three-year term as Evo Director at the Annual Meeting held Tuesday night in the 240 Lounge. Thank you to all homeowners who submitted ballots, and a special thanks to Pat Barrett for submitting her candidacy.

IMPORTANT PET LAWS

As a friendly reminder to all pet owners, please be mindful of the important laws pertaining to pets in the attached document from the Department of Animal Services. In addition, please remember to keep your pet on a leash at all times within the community and always pick up after your pet.

 

EVERYONE IN | CAMPAIGN TO END HOMELESSNESS

Window Washing

The next window washing cycle is scheduled for March 26, 2018 – May 1, 2018. Work hours are 9 AM – 5 PM. The full work schedule will be available later this week.

 

Electric Vehicle Charging

Following the letter all residents should have now received, the original installation of electrical infrastructure to support electric vehicle will include 20 individual stations. If you are interested, please contact the management office. You can refer to the letter for additional information.

 

Los Angeles Marathon

The Los Angeles Marathon will take place this Sunday, March 18, 2018, with the first race biginning at 6:30 AM.

· The route will begin at Dodger Stadium, ending in Santa Monica. Although Evo is not near the race route, expect traffic delays due to street closures.

Friendly reminder, filming is scheduled for Tuesday – Thursday, 3/13/18-3/16/18, at Luma – 1100 S Hope St.

•Filming will take place on Hope St, with production activity inside the building

•Generator truck will be parked in the alley adjacent to Luma

•Due to parking restriction, there will be No Parking Anytime on the West Side of Grand Ave, in front of Evo, from 3/13/18 – 3/16/18 – This restriction covers the entire street, between 11th St and 12th St.

1120 South Grand Ave Construction Updates

Crews will be working Saturday March 3, 2018, during normal Saturday hours, 8 AM – 3:30 PM. In addition, water damage control teams will be on site all night every night from Friday March 2 through Sunday March 4. Water control teams need to be onsite during rains to mitigate any potential water damage. The man lift will be operated only as necessary.

You may have noticed the QR codes in the bulletins in the elevator. You may scan these using a QR reader app on your phone, which will automatically link you to the appropriate website for that item. Google Goggles on Android will read QR codes. Wallet app in iPhone has built in QR reader.

BOARD MEETING ANNOUNCEMENT
The Board of Directors will meet in a short Open Session on Thursday February 22, 2018 at 6:30 PM to confirm appointments of vacant seats on the Board. This is the only open session item on the agenda. The Board will meet in closed Executive Session afterwards to discuss third party contracts.

LIFESTYLE ENHANCEMENT COMMITTEE
The Lifestyle Enhancement Committee is looking for volunteers. Lifestyle Enhancement Committee meets periodically to discuss issues important to the community, plans and hosts social events, and makes recommendations to the Board. This is an excellent opportunity to get involved in your community. Please contact management if you are interested.

1120 SOUTH GRAND AVE CONSTRUCTION SITE UPDATE
An emergency repair of the crane at the site will take place on Sunday, February 18, 2018 at 8 AM to replace a cable. Work will take place at the top of the crane and is expected to be completed by approximately 2 PM. Due to the height of most of the activity, noise is not expected from this activity.
